With the interest rates hovering around 5% and the ability to buy a 3 bedroom 2 bath home in Arizona City,Az. for under 70k it seems like it would be a great time for first time home buyers or people thinking about moving to the great southwest to do so now. Great weather plenty of golf courses and afforability all make this a very desirable place to live.

Fall is in full swing here in the desert. We have had some rain and the temperatures have dropped down into the 60’s. Many of the winter visitors are rolling in and with the lower fuel prices there are many RV’s on the roads. Okay I think it is about time all of you out there that have been sitting on the sidelines waiting for the Real Estate Market to bottom out get off the fence and buy something. The prices are so low on houses and the Stock market stinks. Real estate historicaly is a very sound investment and we feel that just about anything you buy now will appreciate over the next few years.

With not one but two large theme parks being planned in the Eloy, Arizona area we are seeing an upturn in the interest in raw land in the area. If you have clients or are yourself looking to invest, I have three five acre parcels and one ten acre parcel within minutes of both of the proposed theme parks. We are offering all of these for under 20K per acre and will do a seller carryback. 7 to 10% down and flexible terms. The Governor of Arizona signed into law a bill that provides for an Amusement park district in the state of Arizona. This is the next step for the developers of the Theme Park. They must now secure 100 Million dollars in capital so that another 750 million dollars in bonds can be sold. What this will mean to the County of Pinal is yet to be seen. If it comes to fruition there will be hundreds of jobs for construction and hundreds of jobs for park emplyees. It will also mean an increase in the number of homes needed and a large boost to the local economy. Pinal County is one of the fastest growing counties in the country and this will give us another shot in the arm.

Good news for Pinal County,Az. The proposed Rock and Roll Theme Park called Decades has passed the Senate and has been sent to the Governor for her signature. If she signs the bill it paves the way for the project to proceed. It is located just off Interstate 10 in the Eloy, Az. area. It encompasses 360 ac. with room for more expansion. This will be a very large shot in the arm to the whole area with the creation of jobs and the need for housing. They are hoping to open sometime in 2012.

The town of Maricopa, Az has been getting some bad press lately. There was an ABC Nightline story talking about the foreclosures and the future of the town. There is some great news concerning our community. Funds have been approved to widen the road that connects us with Interstae 10 to Phoenix as well as an overpass that will alleviate the traffic snarlup going accross one of the main railroad lines between Southern California and points east. This is a great step in the right direction for the area which has seen an incredible amount of growth but has also been hit by the housing slump

I know I am not the first one out here to admit that they are in a cash crunch situation. I find myself land rich and cash poor. I have three parcels of land that I own. I need to sell one of them to help with the cash flow. I am offering a referral for out of state agents and a six per cent co broke for Arizona Agents. I have one 1.25 ac parcel and two 2 ac. parcels just south or Arizona City,Az. They were all part of larger parcels that I purchased and split into smaller residential lots.They have horse privileges and are located within fifteen minutes of Casa Grande. The least expensive parcel is listed at $34,900 and the most expensive is at $44,900. I will look at any offers.

With the market the way it is it is very important to get back to the basics in our profession. Communication is one of the most important elements. We need to respond to our clients in a timely mannner and get them answers. We also need to follow up on all leads no matter how vague they may be. We get a lot of internet leads with bogus email addresses and phone numbers but you never know when one of your leads will turn into either a buyer or a realistic seller. This lousy market will change and those of us that are still here will benefit.

Well summer has finally hit us here in Arizona. We had a very mild spring and a good winter with a lot of moisture. The desert is alive with flowering vegitation and many colors. For those of you who think the desert is just hot, dry, and brown you should do a search and see what it looks like here. It may get hot for a few months but we don’t get a lot of the devestating weather that happen in the gulf states or the midwest. This is a great place to live.
